As some of you may know, SERVPRO of Lakeland has traveled all over the United States to help out when disaster strikes. We have been over to Texas when hit with catastrophic flooding and we stayed as long as we could to help out and get everything back to normal. This dishwasher fire caused a lot of smoke in this Valrico Home. Most of the furniture was affected, a decision to replace or restore had to be made.

Public Enemy #1 - Refrigerators

This month one of our customers is dealing with one of our top 5 worst offenders when it comes to causes of water damage.  Most refrigerators come with plastic water supply lines that hook up to the wall.  We highly encourage everyone to replace this line with a copper one that can be purchased at any hardware store such as Home Depot or Lowe's. 

Often there is no warning that damage is happening until the flooring begins buckling or walls become soft.  Luckily, in this case we were able to catch the damage early.  It was necessary to remove the floating laminate floor drill holes in the cabinet toe-kicks to allow for air circulation under the cabinets. But, the homeowner isn't always so lucky to catching early. We have done jobs where the fridge leaks for a long time, saturates the drywall and the walls begin to mold behind cabinets. 

After, we are finished with the drying we apply an anti-microbial agent to discourage mold growth.

Hurricane Florence made landfall causing significant flodding and wind destruction in North and South Carolina. SERVPRO of Lakeland had joined the Storm Team in North Carolina and just returned from responding. We responded to just under 30 Residential properties. Home owners were happy to see us when we rolled into their neighborhoods. We were prepared and ready to start getting our customer back into their homes. In a joint effort to honor the service and sacrifice of America’s First Responders, the annual college football game played at Cotton Bowl Stadium in Dallas, Texas has been renamed the SERVPRO® First Responder Bowl! Kickoff for the newly christened SERVPRO® First Responder Bowl is set for December 26, 2018 at 12:30 p.m. CST (1:30 p.m. EST) and will be televised by ESPN.
The 2018 SERVPRO® First Responder Bowl is the ninth edition of the bowl game, formerly known as the Heart of Dallas Bowl, and part of the 89-year history of games being played at Cotton Bowl Stadium. First responders to be honored include police officers, firefighters, EMS workers, correctional officers, search and rescue, dispatchers, security guards, federal agents, border patrol agents and military personnel who have specialized training and are the first to arrive and provide assistance at the scene of an emergency.
This bowl game opportunity evolved from the shift in our strategic charitable alignment which happened last year during Hurricane Harvey. We are so proud of our new building!

SERVPRO of Lakeland is excited to announce that we have moved to a new location! Our new location, located off of Beacon Rd, enhances our abilities to provide our clients with state of the art restoration services. The 5,000 square foot space has given us the resource to be able to clean and store fire and water damaged contents. We have upgraded our in house cleaning systems and are able to continue to treat mold contaminated contents within the facility through the use of negative air pressure containment chambers. The facility allows us ease of off and on loading, and equipment cleaning stations, so that we can continue to improve our response times and making sure that we are Faster to Any Size Disaster. While we will miss our humble beginnings, our goal is to continue to improve the services we provide. When others said "It couldn't be cleaned", SERVPRO of Lakeland showed up and said "yes it can".

At SERVPRO of Lakeland we like to use Hot Water Extraction (HWE) as a method of carpet cleaning. It involves a combination of hot water and cleaning agents being injected into the fibers of the carpet at high pressure and all lifted soil being removed by a powerful vacuum.


Though commonly called "steam cleaning", no actual steam is involved in the HWE cleaning process apart from steam that may escape accidentally from the hot water. When the cleaning solution comes in contact with the carpet, it is 125 to 300 degrees Fahrenheit, depending on the heat available from the cleaning unit. In a modern truck-mounted carpet cleaning machine, water can be heated under pressure to over 300 degrees Fahrenheit, but after passing through high-pressure steel braided hose and several manifolds, the water loses much of its heat.

At SERVPRO of Lakeland we like to begin with preconditioner using a pre-spray cleaner that is applied to the soiled surface, followed by light agitation with a grooming brush if the staining is heavy. Next, the surface is passed over several times with a cleaning wand to thoroughly rinse out the preconditioner, as well as use the powerful vacuum to extract as much water as possible. In the next stage, the carpet is dried using a fan or carpet dryer if necessary.

Hot Water Extraction Machines:

We also are equipped with portable machines, which use electricity to heat the water and power the water pump and vacuum motors. Our truck-mounted machines are powered by the van engine. Portable machines are able to access challenging to reach buildings and higher floors, while truck-mounted machines are more powerful and can clean and dry faster. Consumer-grade rental machines use similar technology to professional systems, but with a lot less power and usually without an element to heat water.

Helping Property Managers: Plan For The Storm

The 2018 Atlantic hurricane season is an ongoing event in the yearly formation of tropical cyclones in the Northern Hemisphere. While hurricane season officially began in June, its peak period spans over the months of late July, August and September.

This is especially important for property managers, who work to coordinate storm preparation measures for the protection of their properties. For instance, property managers who oversee multi-story high-rise condominiums need to prepare for challenges involving water intrusion. These obstacles become more complex when those buildings are on the coast or in a flood zone.

Furthermore, property managers have to deal with the fact that some building owners do not live in their units year-round and may not have any measures in place for an approaching storm as it relates to that owner’s individual personal property, such as planters, balcony furniture, interior artwork, curtains, rugs, electronics, etc.

Given issues property managers may come against in a storm situation, a process should be in place well before a storm is ever on the radar to ensure everyone is prepared. If property managers already have procedures in place, it’s not a bad idea for SERVPRO of Lakeland to review those plans with them and consider if they should be updated or supplemented.

Here are some points of interest we like to discuss when assisting property manager plan for a storm:

1)Protection of Common Areas.

-What steps will be taken to prepare and protect the common areas of a property, such as boarding up windows, obtaining sandbags, trimming trees, moving furniture, storing items or equipment, and securing records or any other valuable property?

2)Instructions to Owners and Residents.

-Does the property management company have a notice letter ready to be sent to residents in advance of a storm with instructions for preparing their units, such as directions to close shutters, remove all items from balconies, and set or shut-off any appliances in case of a power outage?

3)Emergency Contact and Access.

-Does the property manager have contact information for all owners and residents, as well as keys to all units in case emergency access is needed (in particular, in the event of flooding and water intrusion)? -Would it be feasible for the property manager to attempt to create a list of those residents who will remain on the property versus those who plan to evacuate before the storm?


-Does the property have all the required insurance policies, and are they up-to-date and effective?

-Is there a procedure in place for management to document and back-up all records, photos, videos, etc. showing the state of items prior to a storm so that information can be later used in connection with potential claims?

5)On-site Staff.

-How many staff members (management, security, maintenance, etc.) will remain on-site if and when a storm hits? Where will they go on the premise during the storm, and will they have access to any emergency supplies? If no management personnel will be on-site during a storm, who will be designated to return first after the storm to access the damage?


-Does the property have one? Has it been checked recently to ensure it has sufficient fuel?

7)Evacuation Plan.

-Is there an evacuation plan in place? If so, who is in charge of making sure every resident has left and the property has been secured?

A Disaster Plan for your Pets

Creating a disaster plan is essential to keeping your family members of all species safe!

Most people know they should have a disaster plan in place for their families, but if you are faced with a natural disaster, do you have a disaster plan for your pet? Storms, wildfires and floods happen around the world every day and affect thousands of people and their pets. That’s why everyone should have a plan, not only for yourself, but for your Fur Family. To help you plan for the unimaginable, here are our 9 essentials of disaster prepping for your pet:

  1. Proper ID. The most important thing you can do for your pet before a disaster occurs is to make sure they have proper ID. This means having a physical tag containing your current info on their collar which they wear at all times, and having them micro-chipped and registered in a national registry such as the free Found Animals Microchip Registry.
  2. Keep your pet’s vaccinations up to date to reduce their risk of disease and sickness. There are so many unknowns in a disaster. If you are evacuated, your pet may not be able to come with you to shelter and may be held in boarding with other animals whose health status is unknown. If your home is destroyed, your pet may be lost and living outside for a time and subjected to the elements, dirty water supply or worse. Be safe, not sorry, and vaccinate.
  3. Display a Pet Rescue Sticker. Make sure you have a pet rescue window decal in a place visible to rescue workers.
  4. Identify Pet-Friendly Emergency Shelters. Not all emergency shelters or hotels allow pets. Before a disaster hits, call your local emergency management office or animal shelter to see if there are places planned for people and pets to stay together in the event of an emergency. Research pet-friendly hotels away from typical disaster zones, or arrange to stay with family or friends outside of your area. Prepare a few options in a range of distances from your home in case of either local or region-wide emergencies.
  5. Assemble a Pet Emergency Kit. You can buy a compact kit that fits under your seat, a larger bag you can carry on your shoulder, a grab and go bucket with everything your pet could need and add pet-related items to your family’s existing emergency supplies. Your kit should include the following items:
  • Food and Water

Plan to have at least five days of food, water and portable bowls. Dry food should be in resealable plastic bags. If your pet eats wet food, make sure to buy easy open cans so you don’t need a can opener. Prepare a written feeding schedule.

  • Medication and Medical Records

Keep an extra supply of your pet’s regular medication in a waterproof zip lock bag. Also include a copy of your pet’s vaccination record and microchip number.

  • Supplies

For cats, include kitty litter and disposable litter boxes. For dogs, pack plastic waste bags and an extra leash and harness. Beds, blankets, toys and clothing are also useful to keep your pet calm and cozy in an emergency situation.

  1. Store Supplies for a Speedy Exit. Place all of your emergency supplies in a safe, dry, convenient place near your escape route in case you need to leave in a hurry. The safest way to transport a pet in an emergency or disaster is in a carrier or crate, so keep one close to your emergency kit. Frightened pets can be difficult to manage with only a leash and collar.
  2. When a Disaster Strikes, Don’t Hesitate; Evacuate. Not all disasters come with warning, but if they do, follow emergency response recommendations and evacuate as quickly as possible. Disasters are very stressful on both pets and people, and no one can predict how bad things will get. Don’t wait until the last minute to leave. Use your emergency plan as a tool to supplement first responder instructions.
  3. Leave with Your Pets. If the area is not safe for you, it’s not safe for your pets.  It may not be possible to return for your pets, so take them with you from the start.
  4. If Your Pet Gets Lost, Check for Found Pet Alerts. If your pets are separated from you, check your cell phone and email for Found Pet Alerts. When a rescue worker finds your lost pet and starts an alert in the Found Animals Registry, you will be contacted via phone calls, text messages, and emails based on your pet’s microchip registrations. These alerts will provide information on your pet’s location. If you cannot access your phone or email, or are unable to retrieve your pets, your emergency contacts and vet will also be notified.

Grease Fires

Grease Fire Do's and Dont's

There are many different ways a fire can break out, one of the most dangerous being a grease fire. If you lack experience putting out a grease fire, know that you do not treat it the same as you would a "standard" fire. There are certain things that you must do and things you absolutely must NOT do. Please consider the following:


  • Turn off the stove or heat source
  • Smother the fire with the pot lid. Without oxygen, the fire cannot survive.
  • Use baking soda to douse the flames. Flour and other items will not work
  • Use a Class B dry chemical fire extinguisher
  • call 911


  • Try to put out the flames using water. It will splash the grease, causing the fire to spread
  • Move the item. This could also cause splashing, spreading and could potentially burn you
  • Try to use anything other than baking soda. It will not help

Spring showers can often lead to flooding conditions in North Alabama. These tips will help reduce the impact spring floods that my happen on your property. 

Watch for Pooling Water 

Look for places around your property where water pools, and channel it away from buildings. Make sure gutters and downspouts are clear of debris and they are directing water as intended.

Maintain Sump Pump 

If you have a sump pump, check to be sure it is operational before water starts rising. Consider a back-up generator to ensure your pump works when you need it most. Contact your insurance agent to add coverage in case your sump pump fails. 

Raise Storage Goods 

Use shelving and/or pallets to keep storage items off the floor to reduce the impact of small floods. In many situations, raising boxes just a few inches will be enough to keep storage goods above the water line. 

Cut Power if Necessary 

As rising water approaches the level of electrical outlets, you risk having a live current flow through all the water. Cut the power if you can safely do so without standing in water. Otherwise, evacuate and contact an electrician to cut the power before you go back in for recovery.

Keep Storm Drains Clear

If you see water pooling around a storm drain, the drain may be clogged with debris. Clearing the debris will help keep the water flowing away from your neighborhood.

Be Aware on the Road 

Be careful when driving during spring storms, especially when you hear flash flood warnings. Never drive into fully submerged roadway. The water surface will be at the same level as the pavement you can see. This view can deceive you into thinking the water is shallow because you cannot see how the road dips under the surface.

A Long-Awaited Grand Re-Opening


This particular story is very near and dear to us here at SERVPRO of Lakeland. Last year this franchise and one of our clients went through an extremely harrowing ordeal. A local retirment community suffered a fire in the middle of the night in a resident's apartment. In addition to local fire and police departments, SERVPRO was on site within the hour. 

None of us were quite prepared mentally for the toll this job would take both on the residents of this community and the amazing ownership team. The damage both from the fire and the ensuing deluge to put out the fire was extensive. It traveled for 4 floors before it was contained.

Fast forward to this past week. We were invited back by this retirement community for its Grand Re-opening. This fellowship hall was flooded end to end. SERVPRO of Lakeland extracted over 600 gallons of water from this building.

     Water Damage. Living in Florida, one might say that water might be the biggest threat to any homeowner living in this southernmost state. We call it a water "intrusion" because its water that is not supposed to be there. It comes from leaky or broken pipes, clogged drains, wind-driven rain, flood water among countless other vehicles of destruction.

We camped out at this booth for 2 days sharing information and freebies with our favorite Snowbirds!

     Every year hundreds of thousands of people, old and young, trek from the northern parts of the country to the South for the comfort of a nice, warm southern winter. For most, Florida not only provides a vacation destination but also a second home of sorts.

     It's these seasonal southerners that SERVPRO of Lakeland looks to connect with at the Snowbird Extravaganza, an event held annually at the Lakeland Center and hosted by the Kiwanis Club of Lakeland. This venue gives us a place to connect with a contingent of northerners that we might not otherwise have a chance to reach.

     While setting up our booth, eager to tell people the services we offer, we discovered that many of these potential customers were not only familiar with our company, but also recognized the power of the brand name. Weathering the Storm

    2016 was a year rife with storm systems and rising waters encroaching the Florida coastline. We saw homes destroyed and families uprooted by the ensuing devastation caused by Hurricanes Hermine and Matthew. From wind-driven rain entering homes through sheer force, to water rising as high as four feet and settling into living rooms and bedrooms, the devastation spread far and wide.


    I truly believe that these are the moments when SERVPRO shines. It's hard to put yourself in the shoes of a homeowner who is suffering through that kind of devastation if you've never experienced it. The look in their eyes suggests a feeling of panic and fear for the immediate future. They can only see the mess that lay in front of them and the arduous road to recovery ahead.

River flooding due to Hurricane Hermine.

SERVPRO Of Lakeland was there for families in need due to the storm surge. We saw rivers go over their banks and the gulf enter into many homes. It was remarkable how many Lakeland residents had property on the  river or on the gulf. This was one of those times I'm so glad that our expectations in customer service is what we pride ourselves on, along with other things. After years of scare tactics presented by national media outlets, the IICRC pulled the reigns back on fly - by - night restoration companies that claimed to disinfect or remove mold through encapsulation, ozone, or other decontaminants. In doing so, the S-520 was created to help provide a national standard that centered mostly around "source removal" of affected material, as we well as proper standards for creating containment, establishing negative air pressure, and properly removing mold. This document contains a wealth of knowledge pertaining to the health effects of mold exposure and provides usable advice to mold remediators in keeping employees safe. As the restoration industry is a constantly evolving industry, the standard is often considered a 'living' document. Like most industries, change is driven by technological advancements.

What You Should Know About Mold

Mold is a naturally occurring organism and certain levels are considered acceptable in both indoor and outdoor levels. These levels are often referred to as Condition 1 type mold. When physical growth is achieved (Condition 3) on building materials, it has the propensity to produce a Condition 2 type situation where spores and hyphae settle on surfaces. Actual growth includes growth of any type of mold (active, dormant, visible or hidden). Not all mold is harmful, but certain types can cause health effects to immune deficient or allergenic prone individuals.

What Has Changed in the Latest Version

Verbage has been the biggest alteration in the newest version of the S520. Better definitions of trigger words are provided to help remediation specialists better interpret guidelines of the standard of care. Misting is more widely accepted for dust suppression. Rules for better servicing sensitive environment facilities like retirement homes and hospitals have been outlined to include real time data logging system. This decreases risk of cross contamination and helps ensure that Air Filtration Devices and Negative Air Machines are operating properly. Mold contamination of Air Conditioning Systems is also better outlined. Use of EPA approved sealants or coatings are more widely observed. Lastly, contractors may now perform Post Remediation Evaluation, but a 3rd party Industrial Hygienist will still be needed to perform Post Remediation Verification.

Ways to Prevent A/C Units from Causing Condensation and Mold

Across Lakeland we have experienced consistently high humidity levels as afternoon showers have turned into all day flooding. This has wreaked havoc on the propensity of air handlers to keep up with customers’ demands. Throughout the last couple of weeks, we have experienced several insurance claims in both commercial and residential dwellings that related to air conditioner condensation. While a little dampness on a unit or a duct may sound harmless, the resulting affects on your insulation, drywall, and other building materials may be detrimental. Often times these issues go unnoticed and when they are discovered, mold growth is usually an issue. Please follow a few of these easy rules to make sure that you don’t end up with a larger problem:

1)      Inspect HVAC units often. We aren’t just talking about taking a peak up at your vents every once in awhile, take a ladder and go inspect your return and handler frequqently. Note any discoloration, corrosion or standing water. Look for water staining around the area that may have been caused by condensation or faulty components.

2)      Get Your AC Unit Serviced. Once a year, your unit should be serviced by an HVAC professional. They will be able to help identify any potential issues that you may encounter and curb water damage in your home or business.

3)      Purchase a Hygrometer. Testing your indoor air quality can often times be as easy as knowing the indoor relative humidity and temperature. Any sharp fluctuations in relative humidity are a large indication that there may be a problem with your system.   Regardless of where you set your thermostat, if you have relative humidity levels higher than 60% you are putting your home or business at risk of secondary damage including mold or condensation.

4)      Watch windows and vents. Mildew and condensation should not build up on these areas if your HVAC unit is properly sized for the area in which it is trying to condition. If you are seeing discoloration around your vents or noticing mold buildup on window caulking you may need to call a mold remediation specialist.

5)      Don’t ignore your senses. If you walk into your home and smell an earthy or musky odor you may have a mold issue. If you walk into your business and your skin instantly feels sticky and wet, your AC system may not be operating properly. Flooding occured throughout Lakeland this past weekend, affecteding several Lakeland homes and businesses. It was reported that between 3.1 and 3.5 inches of rain fell on Sunday causing damage to areas thorughout Lakeland, FL. 2) Highly porous materials such as carpeting and drywall should be removed in most of these situations. Often times these materials cannot be treated with traditonal drying techniques. 3) Not everyone has flood insurance. Flood insurance is often contained in a seperate policy. Not all insurance companies offer flood insurance and you should check your policy to see what is covered.

After a vicious storm came through earlier this week, SERVPRO of Lakeland responded to an emergency fire and water mitigation call in this Lakeland residence. SERVPRO has begun working with the homeowner to establish an insurance claim. Thankfully no one was hurt during this event.

Mold Remediation: A Review of How Technology Can Influence an Entire Industry

The use of ozone among restoration professionals has become widely accepted.  It is most commonly used in this field as a high grade deodorization technique that can combat strong odors like pet odor and even smoke. While proving successful in these areas, the practice of using ozone has expanded into microbial remediation as in certain concentrations of O3 proves lethal. The EPA has released recent information that Ozone use should not be used in mold remediation as hypae and spores are not eliminated during the process, thus potential allergen agents still exist. The IICRC, our industry standard, even suggests against the use of nontraditional forms of mold remediation; however, countless professionals still insist that this technique is effective. This literary review hopes to shine some light on this particular subject and the potential for advanced technology in microbiological remediation.

What is Ozone and how does it Work?                         

Ozone is the triatomic form of oxygen. While atmospheric oxygen (O2) remains the more commonly known molecule, ozone, or O3, has an additional oxygen atom that reacts with other molecules. In this way, this unstable atom will react with other atoms to break them down, thus neutralizing odors.

Building Ecology and the Effects of Indoor Pollution

Building composition, activity, and use all relate to indoor environmental condition. While several baselines have been created to determine air quality, building ecology is relatively based upon its occupant’s sensitivity to their surroundings. Pollution generation within comes from any number of primary or secondary agents including bioeffluents, mold, smoke, byproducts of HVAC systems, and various other Volatile Organic Compounds (herein: VOC’s). (Mitchel, Zhang). In reality, VOC’s, by comparison, are consistently higher indoors than outdoors (Mitchel, Zhang). Normal use (cooking, water heating, cooling and moving, cleaning products) produces VOC’s that pass through filters and HVAC units and can cause irritation or allergies to its patrons. For this reason, it is important to constantly monitor indoor environments, especially when considering your ventilation systems (Air Ducts, HVAC, Returns, Vents). 

The Transition of Ozone Use to Improve Indoor Air Quality

Ozone has been used heavily in water purification efforts for some time to deter biological growth. In 1997, ozone use was accepted as generally safe for food contact applications (U.S. FDA 1997). Currently, it is used for the post harvest treatment of fish and fruit, in order to remove the presence of mycotoxin contamination (mold growth) and insects. Eventually school of thought transferred to the restoration industry. If ozone could deter mold growth in fruit and vegetable processing, could it remove mold growth in homes?

According to one study conducted in 2008, ozone was reported to have successfully inactivated colony-forming fungal units both in a “laboratory and simulated field condition on various surfaces” (Hudson, Sharma, 2009). The question then becomes does inactive mold still present a hazard to occupants and is this sufficient for remediation purposes?

Modern Day Mold Removal, Remediation, and Treatment

The EPA has completed several reviews on the current status of mold remediation processes and the use of ozone across throughout the industry (EPA, 1996). Current OSHA and EPA guidelines shy away from ozone use for indoor air pollution as the positives often outweigh the negatives. Both occupants and technicians could be at risk of respiratory issues if ozone is used improperly or at too high of a concentration. In addition, both inactive and active mold particulates can cause the same health affects if inhaled.

If used properly however, ozone may be used in conjunction with other cleaning methods. A pre-ozone treatment could potentially limit hazards to employees prior to remediation. While source control should always be the number one priority in any hazardous remediation effort, shunning technology will limit the efficiency of air quality improvement (SERVPRO of Lakeland, 2015).

Other Technological Advances Used In Microbial Remediation

Efforts have been made to reduce the impacts of mold removal through other means as well. Dry ice blasting, hydroxyl use, and even UV light disbursement have all entered into the restoration industry as means to assist in the sanitization of an affected area. These methods take additional training and in some cases additional safety precautions for technicians that are completing the projects. These techniques, while effective in disinfecting areas, still need to be combined with more traditional types of remediation (Containments, Negative Air Pressure, Air Scrubbing, etc.) in order to properly remove mold growth.

Indoor air quality should be constantly monitored, as air pollution can be caused by a variety of issues. If you think you have a mold problem, please don’t hesitate to call in a professional as these problems get worse with time. Mold can hurt the value of a home, but it can be easily treated if the right company is hired to remediate the problem. Fast Response to Water Damage in Commercial Complex

Commercial Storm Damage Response by SERVPRO of Lakeland

Just two days before Thanksgiving the students at Florida Southern College were preparing to attend their final classes before their break, when an unusual downpour started. There was an abnormal amount of rain dropped on the campus of Florida Southern College between the hours of 9 and 10 am. 

Our crews arrived on site within the 20 minutes of the call and began extracting water from their art and science buildings, as well as their main performing hall Branscomb Auditorium. Our crews acted with swiftness and determination and were able to use all of the tools at our disposal to have much of the water extracted by the end of business that day.

That was the easy part. Now came the hard part, bringing enough equipment and manpower to have every wet area of these buildings dry by the time the students arrived back on campus for class on Monday, and to make matters worse it is a holiday weekend and most of our crew was scheduled to be out of town or had plans with their families. After exhausting our inventory of drying equipment and borrowing some equipment from other SERVPRO franchises we were able to have most of the fans and dehumidifiers set by the time we left campus that night. 

Now the monitoring and waiting game began. Over Thanksgiving Day, Black Friday, and through the weekend two of our staff members showed up on the campus to monitor and remove, or reposition, equipment until the campus was dry on Sunday evening. Monday when the staff and students arrived at their first class they had no inclination that we were ever there or there was water flowing in to the classrooms just 6 days before. We truly did make it “like it never even happened”.

This job marked the largest single commercial water loss SERVPRO of Lakeland has ever handled on its own, and we will continue to grow and learn, making it true that there is no job too big or too small for SERVPRO.

Recently the SERVPRO of Lakeland Team attended a large loss conference in Orlando. This meeting was very constructive for our team as it gave us more knowledge and tools to work with in the event of a large-scale water or fire damage in Lakeland or Polk County. Mold Removal Customer Satisfaction Form

An AC condenser produced a leak in the attic of this south Lakeland home. Unfortunately, this went undetected and caused a mold issue that needed the attention of SERVPRO of Lakeland. Using S-520 protocol and extensive experience, SERVPRO of Lakeland remediated the mold in a safe and timely fashion so that this family was able to get back to a safe living environment. Since the remediation, the family has claimed that they have already noticed an improvement in their air quality.

SERVPRO of Lakeland built containment and created negative air pressure within the affected areas in order to reduce any concern of cross contamination. The affected drywall was removed, packaged, and disposed of in a safe way. Then the affected area was treated with a biocide and HEPA vacuumed. The studs were dried so that this problem would not persist and air scrubber made sure to remove any remaining particulates.

After spending more than ten years in the psychiatric health field, he was ready for a change, but still wanted to be around people and help them in their time of need. Larry found an opportunity for the change he needed in a golf game about 14 years ago. Larry says “his passion for customer service and helping others has always been with him and he has passed that trait on to his employees.”

Who they Are:

Larry and Cathy Riddle own SERVPRO and have been married for eight years. They have three children, Samantha (25) is in graduate school in Philadelphia, Alex (24) recently graduated from Florida Southern and works for Publix, and Austin (17) is a junior at Lake Region High School and stars in his own garage band.  Larry and Cathy enjoy spending time with their family and going fishing on the weekends. Larry says “the most important thing in life is family, and without mine I wouldn’t be where I am today, in life or business.” Larry also considers his crew part of his family and says that it has taken him 14 years to get the guys he has and he wouldn’t trade them for the world.

The SERVPRO of Lakeland crew is lead by the General Manager, Robert Lay. Robert moved to Lakeland in middle school and attended The University of Florida before working on the gulf oil spill project. Robert moved back to Lakeland shortly thereafter. Damage restoration and assessment has become Robert’s specialty and he feels constantly challenged by the unpredictable nature of the business. Some of you may remember is mother and father Bayre and Robbie Lay who lived in Grasslands for a while. Another crewmember that has close ties to Lakeland and Grasslands is Josh Marazzito, whose parents still reside in the Enclave. Josh grew up in Lakeland and currently lives in Tampa but drives to Lakeland daily to work. When we asked Josh why he makes the commute every day, he responded, “The crew and energy around our business are unbelievable.” The part of the crew that brings the energy, and is the first ones to arrive on scene in the time of emergency, is Richard and Shawn. Richard is the production manager and he lives in Lakeland with his wife Adena and their four children, Daylon, Kayden, Ella, and Emily. Shawn is married to Leah, and they have two children, Jacob and Arie. I remember last Wednesday vividly. As we all poured into the office, our attention was quickly diverted to the television. Heavy rains and rising streams and rivers were escalating throughout southern Alabama and northwestern Florida. The first pictures flashed across the screen of highways being drowned by floodwater and we all began to think the same thing: storm response. 

It's not often that we pursue out of town work, but as part of one of the biggest disaster cleanup franchises on earth, we obviously don't shy away from it. Excitement starts taking place of the awe, as the phone calls start pouring in like the rain from this storm. "SERVPRO of Lakeland....are you guys in?" asked one of the storm team mobilizers. 

"Wouldn't miss it."

We left early the next morning. The drive was tireless and long, but neither of us needed caffeine. The excitement of heading straight into the heart of something that everyone was turning away from kept us both on the edge of our toes. Around Tallahassee the storm started slowing us down. Blinding rain separated our caravan into a shadow of it's once dominant, lime green prowess. Even our usually fearless production manager, Richard, slowed his lead foot to the pace of a snowbird. 

At last we arrived in Pensacola, a town that I have vacationed in often, and grown fond of. Even a couple miles after exiting I-10, we both were speechless by the extent of the damage. Entire roads were eroding away, trees were at the mercy of which way the water was moving, and houses were absorbing water like sponges. The damage seemed almost overwhelming.

We often times say that we are in the rare situation of meeting people on the worst day of their lives. This couldn't be truer as we began receiving jobs from our headquarters. Houses had become swimming pools and devastated homeowners were left with nothing more than a soggy pair of shoes and whatever they could move away from the rising water. 

In our first encounter with a homeowner, nearly everything was a loss: motorcycles, cribs, beds, photo albums. The heartbreak of this situation was almost unbearable as she sorted through soaked paperwork trying to find her insurance information. Being in this line of work I constantly remind myself that these situations always work themselves out, but it was hard to see past floating books and picture frames. Richard told a joke that somehow irked a smile from her face. At this point, we all swallowed hard and realized it was time to get to work.

Over the next week, we encountered several more of these situations. We did our best to get to every customer, but the numbers became impossible to keep up with. Houses were literally floating away. One such job exposed a river of murky water underneath the foundation. 

We still have crews on the ground in Pensacola and probably will through the middle of the month, but I keep coming back to the same thought: I will never be without flood insurance. I also will always remember to review it thoroughly to make sure the policy covers my contents and home. The worst part about the process was seeing homeowners that thought they had full coverage, when in fact they they only had partial coverage or none at all. I feel grateful that we were able to help a few of the numerous families affected by this freak storm; I just wish we could have helped more.

Get Your Emergency Ready Profile Today

At 4 am you are awoken by the bark of a dog or a crying baby. You wipe the haze from your eyes, pull the sheets away, and place your feet on the floor. Every other night, this seems routine, but tonight you feel the squishy, coolness of a wet carpet and realize that something isn’t right. Panic ensues as you shake your wife, turn on the lights, and realize that the inside of your house has now become a swimming pool. It is quite unfortunate, but this situation arises almost every evening. How you react from here can become the benchmark for the coming weeks and potentially the fate of your home.

Before anything else can occur, it is vitally important to find the source of the problem and shut it off. Already humidity levels are rising at the same rate as your blood pressure, so make sure to turn on the AC unit to begin evaporation. Move contents to dry areas and unplug electrical devices that are in high impact areas.  Now is the time to take a deep breath and try to think beyond the anxiety. You will have to start making some phone calls that will be giving a complete stranger access to your home and this is no time to make a rash decision.

The best advice that I can offer in this situation is to go with people that you know on a personal level or that have been highly recommended in the past. Trust is the most important facet of this process. Keep in mind that this is your home and your money. We always recommend to not sign any paperwork without a written estimate or word from your insurance company for approval of coverage. However, as your insurance company will most likely tell you, it is crucial to begin remediation work as soon as possible so that no secondary damage will occur.

If you do take your plumbers recommendation for remediation company, keep in mind that many times these companies are offering kick backs for referrals and you may end up with a company in your home that is not qualified to do the work. Do your research on any referral that you receive. Make sure they are insured, licensed, and use quality, up-to date equipment.

At this point, it is important to get your insurance agent on the phone and have them begin looking over any potential coverage issues. You would rather know upfront whether or not you will be fronting the bill. As you wait for your emergency response team to arrive, begin taking pictures and noting any damage that you find on furniture.

As we tell all of our customers, the most exhausting portion of any loss is the first 24 hours. As the dust settles the details and extent of damage and reconstruction will reveal themselves. It is important to think slowly but move quickly during these chaotic periods. Preparing for a natural disaster is not something that we often think about here in Florida. After catastrophic hurricane seasons year after year, a hockey team called the Tampa Bay Lightning that reflects one of the most lightning struck areas on earth, and tornado warnings that flash across Bay News 9 every time it rains, it is no wonder why Florida residents stock up on beer instead of water during these tough times.

Unfortunately, when these disasters do strike, not everyone makes it out unscathed. Trailers get dismantled, lightning doesn’t just strike trees, and hurricanes don’t always ruffle a few bushes. Besides the usual stock up of food, batteries, and water, how can you protect your home and other assets?

Primary damage from larger storms is often caused by wind knocking down branches. It is vitally important that if you have any trees on your property, trim them by the end of May, especially if you have an older roof.

Roofs in Florida, especially Lakeland is susceptible to hard rains and high humidity levels. This often causes them to crack and leak well before roofs in other places. Shingles last for approximately 20 years, however, leaks can still occur in the sub layers. In order to keep water out of your house, make sure you check your roof every year, and keep your eyes to the ceiling for any discoloration.

Often times we see floods occurring from improper drainage of water, and leaky seals on windows. Proper home maintenance is important. Windows should be caulked every couple years. Any pooling of water all the sides of your home also represent a huge problem. When large storms drop immense amounts of rain, these puddles become much larger, and your foundation may not be able to keep the water out.

Prevention is often the best way to keep your house from becoming victim to storm damage. Detecting Mold in Your Home

The adverse effects of mold growth inside your home can be catastrophic. Homeowners who have mold problems have complaints ranging from basic sinus infections and headaches to upper respiratory issues. It can cause debilitating problems to the value of a home and one's health and remediation can be costly.

With that being said, it is no wonder that one of the most dreaded four letter words you can utter in any home is mold. Detecting mold, however, is not as daunting as many may think. It can sometimes be as easy as looking at you’re A/C vents, smelling the air when you return from the grocery store, or even spotting discoloration underneath cabinets or on walls.

In most cases, microbial growth is facilitated or activated by sources of constant moisture and high humidity levels. Leaky pipes and drains and faulty A/C ducts often produce a presence of moisture in your walls and ceilings that can create mold if not dried properly. This is the first and most important step in detecting and preventing a problem in your home.

Sometimes sources cannot be identified and could be caused by a crack in your foundation or bad seals on showers and windows. At this point, finding mold growth becomes somewhat invasive. If no surface mold is apparent, drywall or floors may need to be pulled back in order to detect the problem.

If a problem cannot be detected, it is always recommended that air samples be taken in order to properly identify the amount of spores and the type of microbial that is present in your home.

It goes without saying that all remediation and detection should be handled by a licensed professional, but identifying any of the issues above could keep a small problem from becoming a big problem.
